<strong>Reservation and Payment: </strong> <p>To secure a reservation, a deposit of 50% of the total rental amount is required. The balance of the rental amount is due 30 days prior to the arrival date. Payments can be made by credit card.</p><b>Cancellation Policy: </b> <p>If a reservation is cancelled more than 30 days prior to the arrival date, the deposit will be refunded, minus a $50.00 processing fee. If a reservation is cancelled within 30 days of the arrival date, the deposit will not be refunded.</p> <b>Security Deposit:</b> <p>A security deposit of $200.00 is required at the time of the final payment. This deposit will be returned within 14 days of the departure date, subject to inspection of the rental property.</p> <b>Occupancy: </b> <p>The number of guests staying at the rental property must not exceed the number stated on the reservation confirmation. An additional fee of $50.00 per person per night will be charged for any unauthorized occupants.</p> <b>Check-in and Check-out: </b> <p>Check-in time is 4:00 PM and check-out time is 10:00 AM. Early check-in or late check-out may be arranged, subject to availability and a fee of $50.00.</p> <b>Damage and Cleaning:</b> <p>Guests are responsible for any damages or excessive cleaning charges incurred during their stay. The security deposit will be used to cover these costs.</p> <b>Cleaning Fee:</b> <p>A housekeeping fee will be included on all reservations. This fee will vary in price based on the size of the property. The house is professionally cleaned prior to your arrival. Please inspect it at check in and reach out to us in the event something is unsatisfactory. As we will send housekeeping back to the property to re-clean the reported areas, no refunds will be given for housekeeping issues.</p> <b>Supplies:</b> <p>You will be provided with a startup supply of hand soap, toilet tissue, dish detergent, paper towels and trash bags. Once this supply is used, you are responsible for providing your own items. Bed and bath linens, blankets and pillows are also provided. All kitchens are fully equipped. Please bring your own beach towels and do not use the bath towels at the pool or the beach.</p> <b>Maintenance and Repairs:</b> <p>In the event of any maintenance or repair issues, Sea Mountain Vacations will make every effort to resolve the issue as soon as possible. However, no refunds or rate adjustments will be made for any temporary disruptions of services.</p> <b>Lost and Found:</b> <p>Any lost and found items will be held for a period of 2 weeks. After 2 weeks, the items will be donated to a local charity. Sea Mountain Vacations is not responsible for any lost or forgotten items.</p> <b>Beach Nourishment & Construction:</b> <p>Some areas along the beaches may be involved in beach nourishment projects or construction projects during your stay. You may experience some inconvenience due to these endeavors. Sea Mountain Vacations cannot predict when or where these jobs will begin or how long they will last. Since we have no control over these situations, no compensation or moves to other properties are permitted.</p> <b>Noise Ordinance:</b> <p>Quiet time for all properties is 10:00 P.M. until 7:00 A.M. This is the ordinance enforced by the county. Please be considerate of your neighbors. Radios, stereos, and all other entertainment devices will be played in compliance with the decibel level. The decibel levels cannot exceed fifty (50) decibels between the hours of 10:00 P.M. and 7:00 A.M. outdoors. Music played inside may not be heard outside of the property with the doors and windows closed.</p> <b>Hours of Operation:</b> <p>Maintenance is available from 9 AM-5 PM EST. Please report all maintenance issues before 4 PM. Minor maintenance issues reported after 4 PM will be addressed the following day.</p> <b>Emergency Line: </b> <p>We have a member of our staff on call 24/7 for MAJOR emergencies. Emergencies include gas leaks, fire, lock out and whole-house power outages. Service calls such as pools, pool heat, appliances, TVs, internet, showers/toilets, etc. are not considered emergencies and need to be reported to the office during business hours.</p>
